PAT Testing for HMOs - A Landlord Guide

HMO landlords have additional electrical safety responsibilities. What you need to know about PAT testing in HMOs.

Houses in Multiple Occupation have stricter safety requirements than standard rental properties.

HMO Licensing and Electrical Safety

HMO licensing conditions typically include requirements around fire and electrical safety. Many local authorities include PAT testing conditions for appliances in shared areas and let rooms.

What Needs Testing in an HMO?

  • Communal areas: Kettles, toasters, microwaves in shared kitchens
  • Let rooms: Any appliances you provide in individual rooms
  • Laundry: Washing machines and dryers in shared facilities

Tenant Appliances

You are not legally responsible for tenants own appliances. However, you can include a clause in tenancy agreements requiring tenants to ensure their personal appliances are safe.

How Often to Test

We recommend annual PAT testing of all landlord-supplied appliances, plus testing at each change of occupancy.
