Co-working spaces and serviced offices present unique challenges for electrical safety. You are providing a workspace — including electrical sockets, shared equipment, and often communal appliances — to multiple businesses and individuals. The responsibility for electrical safety in the space falls primarily on you as the operator.

Your Responsibilities as Operator

As the operator of a co-working space, you are responsible for:

• All equipment you provide — monitors, keyboards, mice, desk lamps, extension leads, meeting room screens, kitchen appliances, printers
• The electrical installation itself (fixed wiring, sockets, lighting) — covered by EICR
• Ensuring the space is safe for all users

Tenant Equipment

Members and tenants bring their own laptops, phone chargers, monitors, and other personal equipment. While you cannot force tenants to PAT test their own equipment, your terms and conditions should:

• Require that personal equipment is in safe condition
• Reserve the right to refuse any equipment that appears damaged
• Encourage tenants to have their equipment tested if they are using your space full-time

• All operator-provided portable appliances
• Kitchen equipment — kettles, coffee machines, microwaves, fridges, dishwashers
• Meeting room equipment — screens, projectors, conference phones, extension leads
• Shared desking equipment — monitors, keyboards, desk lamps, USB hubs
• Cleaning equipment — vacuum cleaners, floor machines
• Reception equipment — computers, printers, card machines
